Mortgage planning made clearer

Mortgage calculators for real borrowing decisions

Estimate principal and interest, property tax, insurance, PMI, affordability, extra payments, and refinance break-even. Compare scenarios before requesting actual lender quotes.

These tools are educational estimates, not loan offers, underwriting decisions, or current market-rate quotes. Taxes, insurance, and lender charges vary.

1. Monthly mortgage payment and full housing cost

Enter a purchase price, down payment, annual interest rate, and term. Include property taxes, homeowners insurance, and optional HOA dues and PMI to estimate monthly ownership costs. Taxes and insurance are estimates, not lender quotes.

2. Extra principal payment savings

See how an additional monthly principal payment changes payoff timing and total interest. Calculations use the same loan amount, interest rate, and term above; they assume no prepayment penalty.

3. Refinance break-even

Compare the monthly principal-and-interest payments on your current balance at two rates. The simple break-even estimate divides closing costs by monthly savings; it does not account for term extension, taxes, insurance, or opportunity cost.

4. Housing budget and debt-to-income ratio

Estimate the share of gross monthly income used by housing and all recurring debt. Lenders apply their own qualification rules; a ratio alone does not determine eligibility.

5. Points versus lender credits

Discount points are upfront charges, commonly expressed as a percentage of the loan. Compare an upfront point cost against monthly principal-and-interest savings from a lower quoted rate; enter the actual rates offered by lenders.

6. Amortization preview

See the first twelve monthly principal and interest entries using your mortgage inputs. Real servicers may round individual installments differently.

What makes the monthly total different from the mortgage payment?

A quoted principal-and-interest payment does not automatically include property taxes, homeowners insurance, mortgage insurance, or association fees. Some homeowners pay taxes and insurance through escrow, but the expense still exists even if billed separately.

Compare offers using the same home price, down payment, term, estimated ownership costs, and closing-cost assumptions. For lender quotes, compare APR and the official Loan Estimate alongside the note rate; they describe different things.
